Some of you have asked about 20 South, the beautiful brand new construction, condominium complex in Natick Centre that I had listed for the past year. Nearly half the 24 units in this three-level living complex had been sold by late summer of 2009.
However, in September the developer decided to take a gamble and informed me that he was putting the remaining units up for auction, which immediately canceled our agreement. Unfortunately, the word “auction” plants a notion in people’s minds that they can grab property for pennies on the dollar. The recent developer bankruptcy and subsequent auction at Nouvelle (The Collection, at the Natick Mall), substantiates this. As the November auction followed that of Nouvelle by only a few weeks, this belief prevailed and so negatively influenced the bidding that shortly into the proceedings Needham Bank, the financial partner, and the developer decided to cancel the event.
In the last week of December the bank bought the property and by the first week in January, they’d hired me back to re-list the remaining 11 units. The resulting good news is twofold. Instead of selling "raw" units- finishing out to buyer's custom choices, my new client decided to complete all the residences- each with lovely individual finishes. They also listened to the market analysis I provided, which indicated price reductions of between 8-10%.
This brand-new complex is all steel frame and poured concrete construction. And the gorgeous interiors are built to a high-end custom single-family construction standards. Huge solid mahogany doors are on both entranceways to the complex, with each unit's entranceway a solid mahogany door, and all sold-core interior doors throughout. Hardwood floors in the family areas, with carpeting in the private quarters. Granite or CaesarStone kitchen counters, stainless appliances and tile backsplash. Imported marble and ceramic tiles in the baths, all with glass master shower surrounds and second bath sliding doors.
Each residence features two bedroom private "ensuites," with a bonus room for formal dining room, den or third bedroom. With nearly 2,000 square feet of single-level-living in huge open spaces, high ceilings, airy layouts, large windows and open kitchen/entertainment areas- the homes feel more like single family residences. And they are now ready for occupancy and real luxury living.
Each unit comes with two elevator-access, heated garage parking spaces, storage and access to the fitness studio. Each also has a private balcony and in-unit laundry. Heat, range-top, dryer hook-up and fireplace are all gas fired. And the building is pet friendly.
Located on the commuter rail, it's a 45-50 minute ride into South Station. The entire complex is handicapped-accessible, incorporating many “ease of living” features, creating true “duration living” spaces.
